A new 17-story hotel will sit on top of the EpiCentre in downtown Charlotte. The site was originally planned for a 51-story condo tower which was lost during the recession. Cleveland Construction selected Lithko to complete the turnkey cast in place structural frame that will sit on the existing structure. Levels 6 and 7 will tie back into the original structure and level 8 will be the foundation for the rest of the building which will require a transfer floor. Levels 9 through 23 will contain typical floors, columns, elevator core wall, shear walls, elevated decks, and pan stairs.

Due to the downtown Charlotte location and the city grid pattern, there was no laydown area around the project which created many logistic obstacles. Cleveland Construction built a 4,000 square foot wood deck to help the coordination and delivery of materials but we still needed to solve how we were going to get the concrete up to the floors. We were able to run a concrete placing boom system through the previous elevator shaft of the existing building and we used Doka’s self-climbing hydraulic system for the core interior and exterior walls.

The engineering of the project was quite difficult, because of the 8th   level transfer floor. We needed to place 2,000 cubic yards of concrete while limiting disruption to the lower tenants and damage to the roof of the existing building. This project has been a great success due to the way our team planned to make the 8th Level Transfer Slab in 2 pours to reduce the load on the existing structure.  Lithko worked with a 3rd party Engineer to redesign the 8th Level and design the shoring system to distribute the load back on the existing structure.
